Embarking on the Journey of Real Estate Education: Rita Harris' Insights

I have spent the last 35 years in the real estate business, starting with basic residential sales and branching out into commercial brokerage, development, and management. My education in real estate began with obtaining my residential real estate license for the state I lived in. A strong recommendation for anyone interested in this business is to start with a residential real estate license. Additional courses are always available to explore other fields of real estate.

Licensing and Education

Starting your journey in real estate requires a structured approach. Contact your Department of Licensing to determine the requirements for your area. Then, find a real estate school that is recommended by larger real estate firms. These firms often hire many agents and know which schools have the best pass rates.

Attending these schools and passing the exams are a critical first step. However, the practical knowledge necessary to be effective as a real estate agent and landlord largely comes with experience and time. This is why in Connecticut, for example, a real estate agent must be mentored by a broker or brokerage for at least two years before becoming a broker themselves.

Learning Through Experience

Using real-life experiences as a guide can be invaluable. The adventures of buying my first investment property, both owner-occupied and for investment, were significant learning moments. I've purchased, leased, and sold many properties with various real estate agents and later with myself as the Realtor and now as a broker. Even renting apartments has been educational, providing insights into lease terms and different landlord styles.

Networking with other investors, mortgage brokers, and real estate professionals came natural for me before I ever set foot in a real estate class. The practical knowledge required comes from hands-on experience.

The Path to Success

My first step in seeking my education in real estate was to begin with an online class to complete the state requirements for the exam. This worked for me as a parent, providing the flexibility to learn at my own pace.

Once you complete the exam, you will begin to receive offers from several of the larger brokerages in the area. This exposure can provide insight into the different things brokerages offer.

I would recommend reaching out to local agents and inquiring about joining a team early on. As part of a team, you will reduce the learning curve and jump into the business feet first. This will accelerate your learning and help you achieve your first closing faster.
